3. "The company wants me to work 2 - 3 days from my home". The illustration shows an Architect’s studio has been converted from a detached double garage. He needed more space and obtained planning permission initially for a double garage; he then applied for a 'change of use’ to an architect’s studio. Permission was granted personal to the architect which is not unusual; this means that once the architect ceases to work from the studio the permission expires. The local Planning Authority would probably be hard pressed to resist a further application for a similar office use. It is important that the
office use doesn’t generate a large amount of traffic in a residential area.
Useful tips:
Contact your local Planning Authority to check whether or not planning permission is necessary for an office in the home. If it is on a small scale it is usually unnecessary. If you do need planning permission and it is later obtained it is likely that you will have to pay uniform business rates. This is likely to be a lot less than the cost of renting space somewhere else,
Consider a north facing conservatory if a lot of light is required for detailed work. This orientation usually remains cool during the day but it must be sufficiently insulated / heated to be used all year round.
